This website is operated by Hive in respect of the residence at 15 Vena Way, Toronto. Using it means you accept these terms.
Information on the site
Room descriptions, dimensions and prices are published in good faith and kept current, but they are marketing material and not an offer to lease. Floor areas are approximate and vary between suites on different floors. Photographs are representative of the room type; the room you are shown at a viewing is the room you would rent, and we recommend viewing before signing.
Availability and pricing
Availability changes weekly. Prices are quoted in Canadian dollars and may be revised for new leases at any time; a price is fixed for you once it is written into a signed tenancy agreement.
Reservations
A reservation places a room on hold for 48 hours at no cost. It is not a tenancy, creates no obligation on either side, and expires automatically unless an application is completed and accepted within that period.
Applications and tenancies
Applications are assessed individually and acceptance is at our discretion, subject to the Ontario Human Rights Code. Any tenancy is governed by the Ontario Residential Tenancies Act, 2006 and by the standard lease. Where anything on this site conflicts with a signed tenancy agreement, the tenancy agreement governs.
Acceptable use
Do not use this site to submit false information, to send automated enquiries, or to attempt to interfere with its operation.
Liability
We do not exclude liability that cannot be excluded by law. Subject to that, this site is provided as it is, and we are not liable for indirect or consequential loss arising from its use.
Governing law
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable in it.
